In August the average residential price rose 1.86 per cent from last year, to $374,409, which is 1.24 per cent more than when compared to July.
Edmonton’s overall inventory was down 14.6 per cent in August from 2019, which is a decrease of 5.95 per cent from July.
The average price of a single-family home went up from last month by 0.79 per cent to $439,605, which is 1.01 per cent more than it was in August 2019. Condo prices also saw an increase of 1.79 per cent month-to-month, but a 2.23 per cent decrease from last year, to $229,172. Duplex prices dropped 3.48 per cent from August 2019, at $342,169, which was a 3.07 per cent increase from July.
Brookfield Global Relocation Services (BGRS) offers their services once official authorization from your employer has been received and you have received your posting message. All the information and answers to specific questions regarding benefits and entitlements are based on the information contained in that authorization.
Once you receive your posting message, proceed to www.irp-pri.com and pre-register, keeping in mind it may take up to 5 days for your employer to download your file to BGRS. You will need a copy of your posting message to pre-register. If you are a release member please note that you are required to contact the release section in order to commence the process of establishing your final relocation prior to contacting BGRS.
Once you have received your User ID and password, finish the registration process by filling in the information required on your secure website, accessible at www.irp-pri.com. On successful registration, a confirmation email will be sent to you and will contain a list of required documents that need to be provided to BGRS prior to your 1st Planning Session, and a BGRS Advisor will be assigned and contact you within two business days to discuss your relocation intentions.
Do I have to use participating in third-party service providers?
Participating Third Party Service Providers (TPSP) are suppliers who provide specialized services in accordance with the CFIRP program. TPSPs are real estate appraisers, home inspectors, rental search agents, realtors and lawyers/notaries. The “Open Broker” policy of the IRP gives you the freedom to select any TPSP regardless if they are on the directory. TPSP fee reimbursement is subject to capped ceiling rates.
Note: Real Estate commissions are capped at 3.5% in the province of Alberta as opposed to the usual 7%/3%. If you are using a Realtor who is NOT in the TPSP directory, please make them aware of the lesser commission. You do not want to be paying out of pocket. How do Third Party Service Providers (TPSP) going to get paid?
BGRS will pay any participating suppliers on your behalf. If you choose a non-participating supplier, you will be responsible to pay the supplier and seek reimbursement with BGRS. BGRS can advance the funds to you. Once an itemized paid receipt from the supplier is obtained, a claim can be processed up to the capped ceiling rate to offset the advance previously provided.
When should I list my home?
We strongly recommend that you wait until you have your official posting message prior to listing your home. However, if you know you have an upcoming posting, contact a BGRS approved Realtor for a pre-listing session to get a jump start on a quicker sale. In provinces like Alberta, there are relocation benefits in place to assist with the financial burden of dual residency in the event your home does not sell prior to your COS date. Your Advisor will discuss the temporary dual residence assistance benefits with you and review your options so you can decide which option is best for you and your family.
Can I go on a House Hunting Trip if I have not sold my current residence?
Members are responsible to coordinate a door-to-door move. BGRS will usually recommend that your home be sold prior to taking your house hunting trip (HHT) unless there are special circumstances or you are in a financial position to hold more than one residence. Once you have received your waiver notice (Property condition removal), notify your Adviser and book your House Hunting Trip.

Can I get an advance and how long does it take?
Advance requests are submitted through your secure website. BGRS will process the request within 3- 5 business days. Please note your employer will not authorize the release of travel type advances more than 21 days prior to the first travel day.
Which costs are covered on my House Hunting Trip?
Consult with your Brookfield adviser. These costs are always changing and monies will come out of one of your packages. Basic expense coverage will include travel expenses (Gas mileage/flights), vehicle rental, hotels, meals with a maximum dollar amount, etc. Remember to keep ALL of your receipts and expenses you wish to claim. Print and submit it with original receipts to your Adviser for processing. The Expense Claim will then be forwarded to you for signature and funds deposited into your bank account 3 to 5 business days after receipt of your signed claim form.
Is there someone outside of BGRS that I can talk to if I experience problems with my move?
The Canadian Forces Relocation Coordinator is a military member responsible to act as a liaison between you, BGRS and Director Compensation Benefits Administration (DCBA). Please contact your CF Relocation Coordinator if you are experiencing problems that you feel need attention outside of BGRS.
